Balcony and Masonry Repairs

The 15th Place Condominium building is a 9-story residential condominium consisting of two twin mirrored buildings located at 811 and 833 West 15th Place in Chicago, Illinois. The buildings consist of a precast concrete structural frame with masonry cladding. Each building has tiers of enclosed balconies with masonry half walls and metal guardrails, tiers of projecting balconies with metal guardrails, and 9th floor open terraces.

The scope of the balcony repair project addressed water infiltration at the building exterior walls as well as inadequate waterproofing and structural design at balcony walls and included the following:

  • Installation of a concrete curb and flashing at the building exterior wall

  • Installation of an additional wythe of brick with cavity reinforcement at typical balcony half walls

  • Cleaning and painting of exposed steel supports

  • Cleaning of masonry surfaces

  • Application of a waterproof traffic bearing membrane at typical balconies

  • Miscellaneous masonry and sealant repairs
