Penthouse Roof Replacement

Lake Shore Towers is an 18-story residential building. The original building was constructed circa 1928. Adjoining the residential tower is an attached enclosed two-story parking garage.

Penthouse Roof Replacement Project:

• Roof replacement at 19th floor mechanical penthouse

• Limited concrete deck repairs

• Limited grinding and tuckpointing of the existing masonry

• Rebuilding of the masonry parapet walls.

During demolition, the discovery of severely deteriorated masonry behind the flashings, coupled with non-standard flashing conditions at a skylight platform and an abandoned chimney shaft caused KGH to recommend the reconstruction of the parapet walls in conjunction with this project. During reconstruction three additional brick courses were provided to improve roof flashing details, particularly at the previously demolished chimney and at the skylight. Re-use of the existing terra cotta copings was incorporated to preserve the appearance of the building when viewed from Lake Shore Drive.
