Parking Garage Repairs

The 1415 North Dearborn Condominium building, constructed in the early 1970’s, is a twenty-seven story, high rise residential tower with a four-story parking garage located at the base of the tower.

The parking garage is located at the basement through second floor of the residential tower. The lower two floors are enclosed and the upper floors are partially enclosed, with a portion being an open-air structure.

The scope of the parking garage repair project addressed deficiencies in the structural concrete elements (floors, ramps) and the installation of a new waterproofing membrane system. 

  • Repair deteriorated concrete deck and ramp areas

  • Removal and reinstallation of existing surface mount light fixtures

  • Removal and replacement of existing steel privacy fence

  • Replacement of existing garage floor drains

  • Installation of a new traffic-bearing waterproofing membrane system

  • Preparation and painting of garage walls and ceilings
