EIFS and Stucco Repairs

The 1120 North Lake Shore Drive building is an 18-story residential building located at the southwest corner of North Lake Shore Drive and East Elm Street. A private courtyard located on the south side of the building and hidden by the adjacent property provides space for an outdoor recreational area. The building was originally constructed of steel columns and beams encased in concrete in the early 1920’s. The building is primarily clad in brick masonry with decorative limestone pieces utilized as accent elements. The roof is comprised of a steep-pitched copper roof. 

The scope of the Courtyard Repairs addressed deficiencies in the exterior concrete slab at the private courtyard to mitigate water infiltration into the basement areas below. Storage rooms in the basement were combined and converted into a common workout gym facility for the building residents. The bike shed in the courtyard was re-clad in EIFS to emulate the exterior appearance of the residential building.

  • Injection of cracks at the basement foundation walls and floor slabs to mitigate water infiltration from below grade areas

  • Repair of exposed concrete elements at courtyard structural slab

  • Flashing repairs at grade-level building perimeter

  • Application of a new waterproofing membrane at the exposed concrete courtyard slab above the basement

  • Cladding of the bike shed in EIFS to emulate the appearance of the adjacent residential building
